Example A:

  1. You borrow 100,000 DH from your local Dubai bank as a personal loan which you invest with Property Concepts for a period of 1 year.
  2. Your costs are approximately 2133 DH per month (you must be able to afford these repayments for one year only).  This amount is “part interest and part principle”.
  3. At the end of 1 year the loan has cost you 5600 DH interest - which you have paid already in your monthly installments.
  4. At the end of 1 year you will have paid back 20,000 DH principle - as part of your monthly installments.
  5. You still owe the bank 80,000 DH which they (the bank) will charge you 2400 DH - as an early settlement penalty as you are going to pay the loan back ahead of schedule.
  6. Property Concepts will pay you 30,000 DH profits (30% on your 100,000 DH investment)
  7. TOTAL COST: 8000 DH (5600 DH interest + 2400 DH early repayment penalty)

  3. At the end of 1 year the loan has cost you 14000 DH interest - which you have paid already in your monthly installments.
  4. At the end of 1 year you will have paid back 50,000 DH principle - as part of your monthly installments.
  5. You still owe the bank 200,000 DH which they will charge you 5000 DH - as an early settlement penalty as you are going to pay the loan back ahead of schedule.

  7. TOTAL COST: 19,000 DH (14000 DH interest + 5000 DH early repayment penalty)
    PROFIT: from Property Concepts paid to you after 1 year 75,000 DH
    NET PROFIT: (what you actually make) 75,000 DH – 19,000 DH = 56,000 DH profit on borrowed money after one year!
  8. You have made 56,000 DH profit on money you never had!
